▸ Rental Prices Have Changed
Ghana's rental market has grown significantly. Expect to pay 30–50% more than you remember. East Legon 2-bedroom: ₵3,000–₵6,000/month. Budget areas like Adenta: ₵1,500–₵3,000/month.
▸ Advance Payment Culture
Most landlords ask for 1–2 years rent upfront. This is normal in Ghana. If you are uncomfortable with this, negotiate for 6 months initially with the option to pay forward.
▸ Paying from Abroad
You can pay rent via international bank transfer, Wise (formerly TransferWise), or Western Union. Always get a receipt and a signed rental agreement before transferring any money.
▸ Avoid These Mistakes
Never pay a deposit without seeing the property in person or via live video call. Verify the landlord owns the property — ask for title deed or allocation paper. Use a lawyer for agreements above 1 year.
▸ Best Time to Move
Dry season (November to March) is the best time to arrive and house-hunt. Weather is pleasant, roads are accessible, and more properties are available.
▸ Schools for Children
If coming with children, factor in proximity to international schools: Lincoln Community School, Galaxy International, Ghana International School. These are mainly in Accra's north-east.
